When blacktop is first installed, it must sit before being sealed, because some of the oils need to oxidize out for it to harden properly. It is recommended that the sealcoating be put on one year after your blacktop is installed. Proper drainage also plays a large part in the role of prevention from erosion. Meaning, if you have proper drainage so that water doesn’t sit under or on top of the pavement you will preserve the longevity of the asset.  Proper maintenance will keep the weather from penetrating the asphalt and deteriorating it. Seal-coating is the most cost-effective option because the alternative is having to redo your entire driveway or parking lot when it erodes away due to the elements. Redoing an entire driveway, or parking lot is much more expensive than having it maintained. The cost effect of this is mainly due to the fluctuating price of bitumen, which changes along with the price of petroleum products (commodities); however, the price of seal-coating is relatively consistent and on average costs less than twenty cents per square foot.
​Types of Seal-coating
There are three main types of blacktop sealer, refined tar-based, petroleum-based, asphalt-based. The number one longest lasting sealer is the refined tar-based compound. Which has the longest lasting wear properties protecting your asset from harsh chemicals and weather.  While the asphalt-based compound has a low protection rate against chemicals and weather. Petroleum-based (most commonly used) compounds on the other hand will give you protection against the chemicals and weather, but it just doesn’t last as long. The protection with a petroleum-based product is somewhere between the tar-based and asphalt-based, requiring you to protect your driveway or parking lot more often than you would with a refined tar-based.  On average the refined-tar based products last between 3-5 years, while other asphalt-based products tend to last on average, between 1-3 years. The type that you need will depend on budget as well as the traffic and environment that the area will be exposed to

Application
First and foremost, our specialists will need to inspect the pavement. Looking for damage of any kind. Most driveways and parking lots have damage of some sort whether it is minor or major would be determined with a proper inspection. Any damage should be repaired prior to application of the protective coating. Once the damage if any has been repaired it is time to clean the surface for proper installation. This will involve brushing the surface or blowing off the surface with machines, and then using pressure washers if necessary. The asphalt/blacktop cracks will need the most attention because all lose particles will need to be free and clear of the surface for proper adhesion of the filler and top-coat. The surface will also need to have vehicle chemicals removed or a primer coat applied over the damaged area to have proper adhesion. A primer coat should be added over any oil spots, but only after the spot has been examined to determine if it has soaked into the blacktop and caused damage; if this is the case, then the area of the oil spot may need to be re-patched with new asphalt. You should also use a rust-inhibitor primer on any rust spots that are on the property. The rust spots are caused by pyrite in the bitumen tarmac which has iron in it, and when the iron oxidizes it results in rust. After the surface is cleaned and primed where it needs, the seal can be applied. This needs to be applied in a certain climate. If it is not applied in the right conditions it can lead to improper sealing, as well as distorted drying of the coating. Conditions too cold for applying this product are 50 degrees Fahrenheit or lower. This is the condition for the temperature of both the air and the surface. Conditions too hot for applying sealer are above 90 degrees Fahrenheit; this condition is for the surface temperature. If the surface temperature is above 90 degrees, there are practices to cool the pavement. However, if the product is put down on a surface that is too hot, it can lead to a process termed “flashing”. Flashing is when the compound is not able to dry correctly and leads to streaking or bubbling. If applied under the right conditions, the sealer will give the area a fresh and clean look because the cracks will be gone, and the area will be smoothed out.
